A rental-heavy, student-driven housing market
Newcastle is home to two universities and a large student population, which sustains a deep private rented sector. About 22.8 per cent of homes are now privately rented, up from 19.1 per cent in 2011, concentrated in areas such as Heaton, Jesmond, Sandyford and the West End (ONS, Census 2021). Tenancy turnovers, repairs, refurbishments and compliance generate recurring work, but landlords and letting agents instruct whoever responds and quotes fastest.
