Wales runs its own devolved building rules
Cardiff does not follow England's building regulations. Powers were devolved to the Welsh Government in December 2011 and the two systems have diverged since. The clearest example is fire safety: every new dwelling in Wales must have automatic fire suppression, usually sprinklers, a requirement England does not share for most homes. Firms that understand the Welsh Approved Documents reassure clients in a way generic UK-wide competitors cannot.
